We do not just put a listing online: we conduct a thorough comparative market analysis (specific to your neighborhood), handle the complex drafting of legal documents (notably the Seller's Declaration), manage calls and visits, and negotiate to extract the maximum value for you while protecting you from legal pitfalls.

The Seller's Declaration is a mandatory legal document filled out with your broker. It allows you to disclose in good faith everything you know about the history of your home (past water infiltration, age of the roof, completed work, etc.). In our region, where winter conditions put a strain on structures and where there are various geotechnical issues (clay soils, rocky areas, septic tanks on the periphery), a DV filled out with transparency significantly reduces the risks of lawsuits for hidden defects after the sale.

In Quebec, the location certificate must reflect the current state of your property. If you have added a pool, a spa, a terrace, a shed, or if municipal regulations have changed in your city (Quebec, Lévis, etc.), the buyer's notary will require a new certificate. Even without modifications, a certificate older than 10 years is generally refused by financial institutions. We analyze your document at the beginning of the mandate to order a new certificate from a local land surveyor without delaying the transaction. 

We do not use inaccurate automated evaluations. We conduct a Comparative Market Analysis (CMA) based on recent sales of similar properties in your immediate area (e.g.: Lebourgneuf, Vieux-Limoilou, Saint-Romuald), taking into account the unique characteristics of your property (renovations, view, parking) and the current state of supply and demand in the Capitale-Nationale. A fair price from the start attracts serious buyers and maximizes your net return.

The management of multiple offers requires rigor and fairness, principles strictly governed by the OACIQ. If your property generates excitement, we will present all received purchase offers with a clear analysis grid. The proposed price is not the only criterion: the strength of the mortgage pre-approval, the conditions (inspection, house sale), the possession date, and the inclusions are equally decisive. We will guide you in choosing the most advantageous and secure offer, or in drafting a strategic counter-proposal.

Upon signing the deed of sale at the notary's office, the following amounts will be accounted for:

• The fee (commission) of your real estate team (deducted directly from the sale proceeds by the notary).
• The balance of your current mortgage and, if applicable, any discharge fees or prepayment penalties required by your bank. 
• Adjustments for municipal and school taxes: If you have paid your taxes in advance, the buyer will reimburse you on a pro-rata basis from the date of possession.
• Surveying fees (if a new certificate of location was required).
